The Lady D’Arcy Almshouse Charity provides affordable accommodation for people in Colchester who are experiencing need, hardship, or difficult circumstances.

Almshouse living is best suited to those who are able to live independently, while appreciating the benefits of a small and considerate community.

Am I eligible for an Almshouse?

To be considered, applicants should:

  • Have a connection to Colchester, either through residence, birth, or close association

  • Be in financial need or experiencing hardship

  • Be capable of living independently, with support if required

  • Be willing to live as part of a respectful and cooperative community

Trustees will also consider how each applicant may contribute to the overall community.

Are all applicants accepted?

We have a detailed selection process and applicants will not normally be accepted if they:

  • Have significant rent arrears

  • Have dependent children living with them

  • Wish to keep pets (subject to policy)

  • Are unable to live independently

  • Have substantial savings or own another property

  • Have a history of antisocial behaviour or legal orders for nuisance

What are the costs of living in an Almshouse?

Residents are asked to pay a weekly maintenance contribution, generally aligned with housing benefit levels, together with charges for utilities such as water.

The intention is to keep costs at a level that remains affordable and sustainable.

What will be required if my application is successful?

Successful applicants will be required to:

  • Supply references, including from a current landlord

  • Pay four weeks’ maintenance contribution in advance

A Residents’ Handbook is provided, and acceptance of its terms is required.

How do I apply?

Your application form will be posted to you, once complete and returned, all applications are reviewed by the trustees.

Trustees assess applications and interviews using a structured scoring process.

Priority may be given to those in greatest need, or to existing residents whose circumstances require a move.
